Figures badged Measured are reproduced from a named external source on a named date, and may have changed since. Figures badged Estimate — valuations, achievable rents, GDV, net income, ROI, payback and any output of the calculator — are modelled from assumptions you can edit. They are not a valuation, an appraisal or a guarantee of income.

Planning is a judgement, not a formula

Mapped Article 4 areas, HMO concentration evidence, permitted-development commentary and nearby decisions are screening inputs, not a prediction of how an authority will decide your application. Dataset coverage can be incomplete and a map point can sit close to a boundary. Confirm the position through the local authority and a suitably qualified planning professional.

Unknown and demo data

Where the necessary evidence is missing, Plotworthy should show the result as unknown rather than infer a planning likelihood. Example properties and calculator defaults are illustrative and must not be treated as facts about the entered address. Only a result carrying a supporting source and retrieval date is labelled Measured.
